Terms & Conditions

Terms and Conditions for Independent Living

All of the guidelines that we have put in place are in order to ensure that all of our residents have a happy, safe and comfortable stay with us.

Payment of fees

  • Accommodation can only be booked in 4 week blocks (except for large study tours - please contact us with your details for an individual quotation)
  • All fees are payable in advance, on arrival, prior to being issued with a room key
  • All students must pay a security bond of $250, which will be returned on check out unless there are outstanding accounts or damages to be deducted from this payment.
  • A $50 linen fee applies to all residents per 4 week block (this includes weekly exchange and cleaning of linen and towels - see notes on laundry / linen)
  • Payment is accepted by cash (AUD) or nominated Debit / Credit Card
  • Student who overstay their 4 week blcok will be subject to a daily rate of $75 per day for single occupancy and $120 for a dual occupancy room (or $60 per person).
  • Student can request another 4 week block and may be granted that extension based on availability and conduct.  If granted an additional block of stay, all payments are required in advance as with first time check in.
  • Students who leave the residence early are not entitled to a refund of  prepaid accommodation fees.

As the University may withhold your academic results until all debts are cleared you are strongly advised to ensure that your account is kept in order.

Check In

  • You will be required to attend reception, complete some paperwork, show identification, pay your accommodation fees and sign for your key card on arrival at the residence.

Check Out

  • Upon departure you are required to come to reception and check out. 

You must ensure that your room has been left clean and undamaged. You will be asked to return your key, internet toggle (if applicable) and finalise any outstanding accounts with the residence.

Telephones

  • Your room is equipped with a phone that will only make calls to reception (to call reception please dial 9) or receive in coming calls from family or friends.

If your family and friends want to call you from overseas the number is: +61 2 4223 6000 and then they must ask for you by name or by your room number

  • A payphone is available on the reception level (Ground Floor)
  • If calling International numbers we recommend using an International calling card which can be purchased from the UniShop or Post office on campus

Internet

  • Wireless internet toggles (allowing you access to the internet from almost any location in Wollongong area including UNI) are avaialble to borrow from reception.

You will be required to pay a $100.00 security deposit for this item, which will be refunded to you once you have returned the toggle in good working order at the completion of your stay.

  • Prepaid internete credit is available from reception at very competitive prices for a variety of different download levels:
    The following is an example of current costs:  1GB - $24.00
                                                                            4GB - $50.00

Medical Assistance

  • All cases of illness or accident should be reported immediately to reception who will assist in the appropriate manner

Security

  • Access to the exterior of the building after hours is only possible via a residence key card.
  • There is 24 hour management on site as well as security camera surveillance in all public areas.

Visitors

  • It is against the Terms and Conditions of your agreement to have any person staying in your room, unless that person's stay has been authorised by one of the residence managers.

Pets

  • You are not permitted to have pets of any nature in your residence.

Heating / Air Conditioning

  • Each room is individually equipped with a reverse cycle air conditioner that provides heat / cooling.
  • This is activated b your key card in your room.  If you experience any problems with he equipment please contact reception for assistance / advice.

Kitchen

  • There is a fully equipped communal kitchen located on your floor
  • Each resident will be provided with a lockable cupboard in the kitchen which includes the following personal utensils:
    2 x Plates
    1 x Bowl
    2 x Knife, Fork & Spoon
    1 x Mug
    1 x Glass
  • Kitchens are to be kept clean at all times.  It is the responsibility of each guest to wash their own dishes daily and wipe down all surfaces and appliances after use.
  • If the shared access ktichen is closed for maintenance, residents will be provided a complimentary buffet breakfast and offered a subsidized evening meal from the restaurant on site.

Laundry & linen

  • For your convenience there is a coin operated communal laundry loacted on your floor; Equipped with washing machines, dryers, ironing equipment and a sink for hand washing.
  • This is a public laundry so do not leave personal items / clothing as it will be considered lost property and be removed by our cleaners
  • Bed linen & towels are provided and laundered by the residnce and will be replenished on a weekly basis (a linen fee is payable in advance, per 4 weeks of stay)
  • You will be required to remove your linen from the bed and place it in the linen bag provided on Thursday by 9am.  This is collected by the cleaning staff and replaced with fresh linen on the same day.

Lost Property

  • Lost Property (ie items left in communal areas) will be collected by our cleaners
  • Please contact reception in regards to your lost property.  Property must be signed for when collected or claimed.  Any lost property not claimed after three months will be donated to charity

Repairs & Maintenance

  • If your room needs maintenance, please inform reception and they will have a member of the maintenance staff attend to it as soon as possible
  • If a repair is deemed the fault of the resident due to negligence or purposeful damage, the resident may be / can be held accountable for the costs of the repair including labour.

Noise Policy

  • Please be advised that quiet hours will be enforced from 10pm
  • During all other hours, all residents and guests must maintain a respectablenoise level.  If a noise complaint is registered with the management team, an incident report will be filed and may result in disciplinary action, with repeated violations resulting in eviction from residence.

Illegal substances

  • Residents are subject to the laws of the State which cover such illegal substances and any abuse will be dealth with accordingly.  The matter will be referred to the NSW Police and the resident will immediately have his / her residency terminated.

Alcohol Policy

  • It is assumed that all residents are intelligent, aware, mature individuals and consequently, sutdents wishing to use alcoholic beverages may do so but only in a moderate and sensible manner.
  • The abuse of alcohol in the residence is seen as unacceptable behaviour.  Written warnings will apply to residents whose behaviour is deemed to be unacceptable.  Eviction becomes immediate on the occasion on which a third written wraning would otherwise be issued.

No Smoking

  • Smoking is NOT permitted anywhere in the residence and will incur the same written warning rules as alochol.  Furthermore....
  • Smoking inside the building will result in the activiation of the smoke alarms, the evacuation of the building and the attendance of the Fire Department.  The residence is billed $750 every time a false alarm is attended by the Fire Department and the student in question will be required to pay this $750 bill.

Cleaning

  • It is an expectation that both your room and communal areas will be kept in a satisfactory condition.  A weekly check will be conducted on your room and public areas and a copy of this will be left in your room, with any issues to be actioned immediately.  Recurrent negligence will result in termination of your residency.
  • You are expected to keep your oom and any public area you use (such as kitchen, laundry, reception lounge area) in a clean and undamaged state.
  • Cleaning staff will also attend to your room every Thursday.
  • You must ensure that the room is tidy and the floors are clear so that they can vacuum properly.  Private / personal items should be put away - not left in plain view
  • Our cleaners will also clean the public areas such as the kitchen and laundry; however it is the responsibility of the residents sharing these facilities to keep these areas cleaned daily after use.
